Do the weather conditions in South Carolina affect how long a roof lasts?
Roofing materials, including shingles, have differing levels of durability and how much weather damage they can withstand. Depending on the brand of shingle, they provide different guidelines about how long they expect their shingles to last. When properly maintained and inspected, a roof can last up to 15 years. A roof will last longer if it is inspected and repaired after severe storms.
What is the cost of replacing my roof?
Depending on the square footage of your roof, the type of material used, and the complexity of your roof (dormers, steep angles, etc), the cost of a roof replacement can vary greatly. A metal roofing system, for example, costs more than an asphalt roof due to the type of materials used. Roofs with complex and steep angles or slopes may take longer to complete, resulting in a higher labor cost. Is it possible to simply re-roof or lay new shingles over the old roofing material?
It’s generally not recommended to re-roof by laying new shingles over an old, aged roof. When we tear off the existing shingles, it gives our licensed roofer the opportunity to check for damage and instability in the underlying deck that may have been obscured by the old shingles. We can then replace any areas where there may be wood rot protecting the structural integrity of your roof. Additionally, roof installation techniques and materials have changed significantly in recent years, so your older roof may not have the same warranties as a roof replacement has.
